New phases introduce larger residences and enhanced community infrastructure

DUBAI – Meraas, a member of Dubai Holding Real Estate, has awarded construction contracts worth Dh2.4 billion for new phases of its flagship villa developments, The Acres and The Acres Estates, located in Dubailand.

The move reinforces Dubai’s expanding pipeline of premium residential communities, driven by strong demand from both local and international buyers.

The latest contracts mark a key milestone in advancing large-scale, master-planned neighbourhoods designed around nature and modern living. The works have been allocated to two established contractors as development progresses across the site.

Who got the contract?

United Engineering Construction (UNEC) has been appointed to deliver The Acres, while GCC Contracting will oversee The Acres Estates. Together, the contracts cover the construction, testing, commissioning and final handover of 557 villas across the two developments. The latest phase of The Acres will feature 371 villas with three- to five-bedroom layouts, alongside community infrastructure. Meanwhile, The Acres Estates will deliver 186 larger residences ranging from five to seven bedrooms, designed as more exclusive homes within a low-density setting.

Eng. Abdul Halim Muwahid, Chairman of UNEC, said the appointment reflects a shared focus on disciplined delivery and high construction standards at scale. GCC Contracting’s Executive Director and CEO, Bipin Chandran, added that The Acres Estates demands precision and technical expertise suited to high-specification residential projects.

The Acres

The Acres is centred around the Halo Loop Park, integrating landscaped green spaces with resort-style amenities to create a nature-driven living environment. The Acres Estates expands on this concept with larger-format villas, curated architectural styles and premium waterfront features, including swimmable lagoons. The wider masterplan is designed to offer residents enhanced connectivity while maintaining a strong emphasis on open spaces and lifestyle-focused planning.

The development has achieved LEED Gold® for Communities Precertification, underscoring its emphasis on sustainable design, resource efficiency and long-term environmental performance. Planning principles across both phases prioritise reduced environmental impact while supporting high-quality residential living standards.

Located in Dubailand, the community offers connectivity via Sheikh Zayed bin Hamdan Al Nahyan Street and Emirates Road, providing access to key destinations including Global Village, Dubai Polo & Equestrian Club and Hamdan Sports Complex.
